A hunting we will go...

I have been helping friends from another state try to find the 'perfect' home for them in my neck of the woods. They are working with a realtor, but I also have been finding listing and since I know the area and I'm not in it for making money, they trust my judgement. Things were looking up on their last visit a few weeks ago. They found a for sale by owner home that was the right size, right area but it needed some repairs. The house had a brand new metal roof that has some paint problems, it had peeled and repainted and the color difference was evident. the owner said he would not have the roof repainted. So, they are back to square one. So we are all 'house hunting'...I think they need to take a rest until spring when the market picks up!

That might be ok, if the owner dropped the price to compensate for the repairs, but I bet he wouldnt do that either

Nope, he is not negotiable at all and he wants to live int he house until next July!

@AbbyGreenhill hAHAHAHAHA, no. Well, if he wants to pay twice the mortgage payments, then you could use the money to fix the roof!

@Jessicalynnt He was going to pay the utilities and such and put money in escrow - but he refused to pay rent...that probably hurt my friend more than the roof!

If the owner did not want to repaint, they would have offered a lower price and repaint the roof at a later moment.

@AbbyGreenhill He has not lowered the price enough, I doubt he can find buyers.

@LadyDuck He will learn the hard way. See, he wants to sell the house now to have the money to build a new home but to live in the current home for free.

They want $315K and were 'willing' to go to $309 but not paint the roof. They said the paint job would cost them 4 grand...don't they realize any buyer will want that roof painted...I guess they are in no rush since they want to stay until 7/1

I love house hunting, packing and moving. We've been here two years and I'm ready to go again.
