Beat It With A Hammer

Last night we got a call from the elderly tenants, well she said the door knob was messed up and the kitchen facet was leaking. Knowing I would be in the area collecting rent I stopped by. OH MY GOD! The poor door knob, I reckon the door would not open so they beat it with a hammer then denied it, The kitchen facet was beyond repair, they had pulled off the part water comes out of and it was spraying each time they cut it on, the floor has so much water in it the tile was popping up. In the lease when they tear something up they must buy and pay for the repair. BUT its them, with mental issues, so I went to Walmart with their $20 and I bought a cheap facet and they wanted light bulbs. I bought a door handle, why a handle? because they do not know it but the plan is for a new door there as soon as Tony gets better, a month or so. Tony should not have but he insisted on putting the facet in, I helped. Took less than 20 minutes. I put the handle on the door, told them since they had a knob outside it would be okay till I came back with a knob from home.(they have a pad lock on the outside since they ruined the door getting people to pop the door open when they locked themselves out) While working I beat down the jagged piece left from the beating of the knob, I said " I know this door knob was beat by a hammer and yall can lie all you want but I am not stupid." They said nothing. Ipointed to it and said " Just look at that Motherf **ker, something happened to it, someone with a hammer happened to it." Before I left I had to get in a chair and put in new light bulbs in a couple rooms, they are scared they will fall. Within 40 minutes we had it done and gone. They have lived in that house since 1999. That was work this evening.

Having them as tenants for so many years, I'm guessing this wasn't the first incident of property damage. I would give allowances because of their age seniority which obviously make it hazardous for them to do the repair.

No they can`t do any of the work, they are two elderly ladies, BUT they can pay someone to do the work, since they busted it up. All the other tenants has to.

Ha like the way you swore Andria.. Good job there on that stuff they messed up omg. And poor Tony helped too. You are so good to put up with them.

We have had renters and I suppose we were too lenient. I couldn't put this couple out since they've been there so long.

I have thought about another house, smaller, but no I would not kick them out. I am not so sure anyone else would rent to them.

There's always a big difference between a renter or tenant and the owner of the the property when making decisions , it's similar to a business owner and a sales clerk who works under him, it does not happen everytime but happens most of the time

Sounds like they are difficult tenants, whether they mean to be or not. At least it didn't take you long to do the repairs, although I imagine you weren't too happy about discovering such a mess!

Acyually its been calm for several months now, Since I got word to the " gossip witch" of the area to back off or I would have her arrested. She tries to tell me who to rent to.
