Earlier this year in our apartment building, every tenant was given a 'notice of rent increase' stack of papers. This in itself wouldn't have been unusual, except that the rents were to be increased disgracefully high, starting on the 1st of January next year.

Myself and my husband currently live in a one bedroom apartment in this building. The carpets in here have been down for 30 years and are stained. They weren't cleaned before we moved in. We tried to clean them ourselves and though we got most of the stains up, some are impossible to shift. Our kitchen appliances (stove and fridge/freezer) are old and in bad repair. The closet in the bedroom needs new runners for the doors to close properly, and the carpet isn't tacked down. Complaints to the building manager have gone unheeded (though we did finally get a new fridge/freezer after two years of having a toolbox in front of the door of the old one to keep it closed) For this pleasure, we pay $610 a month plus utilities.

So when we got the notice of rent increase and realized that they wanted to raise our rent to $750 a month, an increase of $140 a month, we choked! It appears that all the one bedrooms were to be raised to $750, all the 2 bedrooms were to be raised to $1050 and all the three bedrooms were to be raised to $1150. Some tenants moved out right away, others, like ourselves, vowed to stay and fight. And fight we did!!

A lawyers company got involved and agreed to take on our fight. They were FANTASTIC! We had a meeting with them on tuesday last week where everything was laid out, the tenants aired their grievances and issues with the building, such as safety and security issues, and the lawyers took note of everything. The building manager claimed that he wanted the rents more in line with similar buildings in the area, but in fact, there ARE no similar buildings in the area. This was pointed out by the lawyer to us, and they told us that would be the stance they were going to take. The hearing was set for this coming Friday. My husband booked a day off work for it.

This morning, I went out onto the patio, only to be called over by a neighbor of ours. She told me that the building owners backed down, threw in the towel, gave up the fight. When they met with the lawyers, they had a stack of paperwork half an inch thick. Our lawyers had a stack of paperwork six inches thick. They knew they'd got no chance of winning. So, the building manager is walking round with a face like thunder, and the tenants are walking around making victory signs and high fives behind him as he goes. It's been hilarious to witness it! Its a huge weight off our minds though. It was hard to imagine where the extra $140 a month was going to come from.

So, to turn this into a discussion, have any of you ever been in a situation like this? What happened??

Really so glad you have won this fight. I have not been involved with problems about the Rent going up so quickly. Have been invovled with other things where they left me "holding the Baby" but that´s another story. I am so pleased someone has won something and just for a change you have all won it must feel wonderful. I have lived in a flat similar to the description you give and were not able to get the finance back because he said well never mind what he said. But the carpets were the same and he had the cheek to take them out when we left and said that we did all that. The windows were so old and the window frames so rotten that when the wind blew the panes rattled.

glareThis very reason is why I refuse to rent again. I'd rather live in my car in a parking lot or on a backroad than have to fight with landlords over something they won't fix or a raise in rent. Glad to hear that you guys won the fight, though. Your paying more in rent for your one bedroom than I'm paying for a 3-bedroom house on an acre in house payments. shocked Not sure if we are going to lose our house to foreclosure or not. Seems every time hubby's unemployment runs out, they extend it. This is the 2nd extension already.

hi angelwhispers you are lucky in your rents even then here its 1000 a month for tacky one bedrooms and 1300 for 2 bedroomws and we used to pay800 and 900 for two bedrooms, come to lovely sunny expensive orange county southern california and go broke or lose your job and get evicted and be homeless. if we had the funds I would move anyplace elsein the US just to be able to pay a reasonable rent again. this is just too too high.these are not new apts they are old, grungy rundown how dare people charge such high rents for such apts?I hope y ou guys wind and dont have to pay that increase oh we have been there and we cou ldnt beat it, I am in this retirement place and my son in a gov paid housing so he could live while he looks for rent and neither of us wants to be where we are but until he gets a job and accumulates some moneywhat else could we do? i am 82 and my son is 50, this time
in our lives should be happy not ripped apart by greedy landlords

Angel I am so glad that you all stood your Ground and that you won the Case to I mean for a start that is a big Jump and out of order, if the Flat was worth the rent fair do but at the sounds of things it is not
I am very lucky with my Landlord, repairs get done straight out, I have lived here coming up to 3 years now and my Rent is the same (I waiting to get a Council House, as much as I love it here in the winter the Flat is to cold and with my Illness it makes me very sick, there is only Storage Heater in the Bedroom and Living room and no where else) Also they are a very good Landlord and Landlady so I guess I am very lucky
But I am glad that you carry on paying the same rent

Not really, my landlord is a bit more reasonable than this. I've had one price increase in five years of 100 dollars.
But, when they put in a gate and fence around the apartment block and we became a gated community other prople's rent increased by as much as 1000 dollars in one month.
In Trinidad we do not have laws to protect people this way.
If your landlord increases the rent then you either pay or leave.

I've been in the same situation, an unexpected, unusually high rent increase, ended up with the lawyers as well, landlord got sued and we won because the increase was more than what was allowed by our lease agreement as well as legal limits, ended up paying 10% more in the end so it was a partial victory.

That's why I hate to rent a house! I used to rent one before. We only paid RM300 for the rent. After a few months, our house leader moved into a different town so we had to contact the owner directly. He kept asking whether we still want to stay or not. It already sound fishy. Then he said he wanted to raise the rent more, saying that living cost had increased. Then in the end he asked us to move out, saying that his son was coming back to stay in the house. Well, we did moved out. It appeared he wanted to get rid of us so that he can upgrade the house and raise the rent more.

I have never been in a spot like that but my friend currently is in a similar problem however her house is very nice and worth it but they are trying to raise the rent 200.00 and the landlord is her own father which makes things even worse. Rent in the area is high like that. But to increase her rent that much at one time knowing the economics in the area is really bad. People are not making it now there and this type of increases are going to cause even more hardtimes for the area even a possibility of homelessness increase. It is ongoing at time and hopefully will turn out alright. Glad to hear yours worked out good but more should be done to make your building the way it should be. Press on and make him do what he should already be doing.

Wow!!! I am very glad you fought it. I am living in an apartment only a bit better than yours, but from what you describe, I feel a little extra thankful for the small margain of "better"

585 rent in 2002 when I moved in, and between then and now the rent has gone up as follows.

585 to 597 to 620 to 629 that I'm paying now, for a basement apartment in Ontario Canada. It's not a bad place for two people who are just happy to have a roof over our heads. It was just me when I moved in, and then I got married, and my husband moved in.

I am glad you fought for what is right. I can't see how the increases you describe could be legal!!!
