minor alterations...

ive been very busy lately due to some minor alteration on our living room..and it was a very stressful days in my life i guess...and had encountered some problems on the price i guess...what will you do if the contract price of that minor alteration was being change in the 65% completion? i mean the contractor had raise the contract price coz he thinks that he understated the work loads and everything..i mean the labor aspect since we were the one who had bought for the materials.... ..do you agree on the increase or meet him half way on the price... its our second time that we had encounter such kind of contractor ..the first time was we cancel it on the middle of it and find a new one...how about you what will you do??

Good to see you again.
How on earth can an professional contractor, underestimate the costs of raw materials,.. o! you have brought the materials for him,then what made him the price rise?
It is definitely an attitude of misrepresentation and fraud. Certainly, i would have fired him in the middle of the job, and look for another one, and make the terms clear at the outset itself.
Definitely 65% increase in the estimated bill,is an intolerable one.

im good..nice to read from you again..my friend...its not the materials its the labor he want to have an increase of it...the materials are all ok no significant changes whatsoever..its the labor cost .he want to change it to daily basis instead of percentage basis...i mean the contract price divided by 3 or depending on the estimate of when it will be finish and the likes...

When you leave him to perform on Daily basis,definitely they know clandestine ways of prolonging the work at their will, and will fetch you more labor.
What i would do in this case is, i would at the first instance, speak terms, whether it is contract or daily wage basis. Once fixed, i would not allow him to change conditions.
One thing friend, this kind of problem is very much available in my country, and even in my town.

Did he give you a written estimate? If he did here in the US it's a binding contract and they have to stick with what they estimated....too bad for them. I would probably check that out first....them have a long talk with him....at the very least he should meet you half way with the prices.

yeah he give me written estimates..its just that the problem was the labor cost that we agreed upon...he ask for additional or an increase of it..which of course not reasonable since he had already started halfway and we had previously agreed the labor cost without a problem...why in the middle of the work he had to ask for an increase..not fair for me i guess..

I would start having estimates put in writing. If the change is reasonable, the person encountered something unforseen, I would go with it. If there is no reason other than he underestimated, I can see why you cancel. How do you find these people? Maybe you should ask around and see who sticks to their estimates and who doesn't.
