Only getting back half

Well our furnace went last week and Mike talked to the landlord about it who was to have someone come on Wednesday to look at it. Well he never showed up and then the landlord went out of town for the holiday. Finally on Friday I had enough and I called someone to come look at it. I was just oging to give the bill to the landlord and have him pay for it. I wasn't going to wait until he came back and called his guy again. It was cold and we pay rent there. Mike got a hold of him that afternoon and I guess there is a clause in his lease that says he pays half for all repairs so we are only getting half back. All it was was there was some carbon build up on some part of the furnace that keeps the burner lit and it cost $98.50!!! I still think that's stupid and we shouldnt have to pay for that. He owns the building its not fair to dump that on us. It's not like we broke it.
