Adding on to a Modular Home

I have a modular home that was built under controlled conditions in a factory and then placed on the site, the two halves of the house attached together and the plumbing and electrical hookups performed. We have outgrown it and will be putting an addition on. Has anyone added on to their modular home? What were the challenges you faced during the process?

Modulars (as opposed to mobile homes) are usually not that hard to add onto-- in fact, depending on who manufactured your original home, you may be able to get schematics and drawings for adding rooms and wings, from your original manufacturer.
The biggest challenges are usually "matching" foundations so you get a good lock of the now onto the old, and then there's the electrical-- you'll probably have to pull some new "home runs" (and possibly an extra breaker panel) from your exterior connection to the power grid, to your addition, routing them AROUND the existing structure, as it seems to be harder to go into the walls on modular homes. At least that's the experience my former in-laws had, when expanding theirs.

Thanks for those suggestions. I have tried to contact the manufacturers of my modular home, as they are just a few hours drive from here. Seems that they have been absorbed by another company so getting information from them could prove difficult. I will most likely work with a local architect to get things squared away. I also plan on building green, using renewable materials as well as utilizing solar panels for energy efficiency.

I have not had that experience however I drive by one that was built all around and I watched its progress. Today it is attractive and no one would know it was once a modular home. Know of several people that have done it and so it would seem that it would be easy to do.

Thanks for responding. I know modulars are built more solidly than a mobile home, but I'm just unsure about adding on. I don't know why. We do need the space, though. We'll be submitting for the building permit soon. Keep your fingers crossed for me.

We'll be doing the work ourselves with the help of a good friend who is a licensed contractor. I probably do need to get an architect involved, although all we're really doing is adding on outside what is now the Living Room and Kitchen and taking that entire wall down (not load-bearing) to make it a Great Room.

My uncle added on to theirs a couple years ago. He added more or less another house. I don't think he ran into that many problems as he basically just used the old entrance to connect it to the other section and went from there. Good luck.

Thanks, I'm hoping ours will go just as smoothly. We have a door that leads to the backyard and that doorway will eventually lead into the addition. That, plus the laundry closet next to the doorway will be relocated and that will make an even bigger entranceway into the addition.

Not something I have done, Modular homes seem like a good idea, and being able to expand it would be ideal. I don't think they are very common in the U.K. yet, although I have read recently that some supermarkets (and Marks & Spencers) are considering providing ready built houses to be placed on your own land (I assume that this is a similar idea to your modular home). Some of these are designed so that extensions can be built on very easily, so perhaps you should check with the original manufacturer to see if they have anything available, and that could give you ideas for what is possible, even if you do build the extension yourself, they may even have plans available (either free or at low cost).
