1st time trying to buy a home

this is the first time i have ever tried to buy a home. i have lived at this place for 3 years and i love it. i was going to buy it from the owner as an owner finance. my credit score is alittle low it is a 587. i have no credit really is the problem. i have always paid cash for what i get. anyways the owner past away feb 20th and it was a shock. he was like a dad to me. his kids now have the property and they dont want it they just want the money. they will sell it to me but i have to pay everything right now not owner finance. i have a firend that will co sign for me and she has outstanding credit but we are having a hard time finding someone to help us. the property has a main house, metal shop like a garage, 4 mobile homes that are rented out, and a little over 2 acres. they want 60,000 for everything. the property has always been low rent cause he rented to people that were having hard times and jsut needed help. we are all like family out here. it is in the country. the property makes abut 1000.00 a month in rent. it needs alot of repairs but everyone here is willing to wait and help. we can make the payments just off the rented out homes. no one here can afford to move. no one here wants to move. we all love each other, help each other, and love this place. we have wanted this place since day one. the man that owned this kept this place cause he wanted to help people that is why we want it too. we want to help families that have hit a ruff spot and just need a cheap place so they can provide for there family. we all help each other and i want that to continue. all the mobiles are 3 bedrooms. they rent for 250 a month. if anyone knows some place , a way, anything please respond. there are 5 families here that really need help in keeping this place.
