First Time Homeowner's Loan

My husband and I are working towards buying our first house. However we are looking into this first time home owner's loan. I was just curious if anyone knew the process of getting this loan? So I can know before hand what we may be getting ourselves into.

Hi! and congratulations! We started this process back at the beginning of march. We were preapproved for a loan through a mortgage company, but let me warn you, just because you're preapproved, does not mean that you are actually approved. We made that mistake. We were told, you're preapproved, go find a house, we found one that we completely fell in love with, came back, and found out, wait. Nope. Have to get approved first. Unfortunately, the house went under contract two days before we got our actual approval in hand. Anyway! Our loan is an FHA loan, and it is a good loan. We also received 4500 from the state in a downpayment assistance loan, that we don't have to repay as long as we live there for at least five years. Also, know that on an FHA loan they are more lenient with credit, but any outstanding debts you have on your credit will have to be paid off before closing. You will also be responsible for several different inspections, and the FHA appraisal which all has to be paid out of pocket. The FHA appraisal is about 400 dollars. Don't be scared off by this, I just don't want you to get blindsided by all this like we did. for any house that go under contract with, the realtor will require a Good faith amount of money. Even if the sellers don't ask for it, the realtor's will. And this is an amount of money that should you pull out of the contract, goes to the sellers for their time and the time their house was off the market. Luckily, we got away with only putting 100 down, which we'll receive back at closing. I will also say that buying our own home has been one of the most exciting, and most stressful experiences my wife and i have been through. And i'll tell anybody and everybody all over again, even if your credit isn't the best, and you have no money down, you should go somewhere like lendingtree.com. that's where we went, on a lark, b/c hey, the worst they can say is no, right? and instead we got a yes. so good luck!! and we are so excited for you!!

Thanks for your in depth response. It was very insightful towards this loan. My husband and I thankfully have good credit, and no debts that need to be paid. The house we are looking into is being sold by the owner herself, not going through any realtors. She has taken the "for sale" sign down, until she finds out from my husband and I if we were able to get the loan or not. So I don't know if that will be looked at as a good thing or a bad thing by the company we are going through to get the loan.
We started the process Friday, May 25 so now the waiting game begins. Keeping my fingers crossed that we'll hear something good, cause we are really looking forward to getting this house. It's nerve racking to say the least, but I'm still just as excited as the day me and my husband decided we wanted to get our own house.
If you don't mind me asking, how long did it take from the beginning to when you found out you were approved?

I'd say her taking her sign down for you guys is a very good thing!! However, i would still recommend you at least get a realtor if this is the first time you're buying a home as they can walk you through the sneaky ins and outs, and if not a realtor, then some in depth research!! LOL every house that we've seriously looked at, we've found. Our realtor will earn his money in the end of this with all the paperwork!!! Most of our waiting game was with finding a house, and then us choosing our closing date for what would be the best time for us to move. it's coming up on June 15th we're so excited!! With good credit, and everything else, i don't think you'll have to wait as long as we did. We just had a hard time finding a house we loved in the price range we wanted. We were approved for a very large amount, but once we sat down and started adding up the various types of insurance we'd need, along with the taxes, the escrow, it upped the house payment anywhere between 100-300 a month depending on the area and the house. So.....LOL we found just b/c they said we could afford so much, we found we didn't want to pay that much. We finally settled on a 3bedroom 2 full bath 1700 square foot house about 10 minutes from town on about an acre of land. So, unless the sellers somehow wiggle out of the contract (i hope not, we've already given our rental company 30 days notice!!) we'll be moving in two weeks. My wife is spazzed right now b/c she's doing the bulk of the packing and she's my budget queen. LOL i hope you come back and tell us if you got it, and about the house!! it's a scary, stressful, wonderful process.

I didn't get it myself but I have a cousin and a friend who did it. My friend did hers about 5 years ago and didn't have to put any money down because they gave her the loan of 10k but if she moves out of her house before 10 years she will have to pay that loan back. My cousin who just did it last year had to go to classes they inspected the house and she also recieved 10k but she only has to wait 5 years if not she will have to pay it back. If you can do it I would. I wish I would of done it but then again back then it would of been 10 years and I don't know if we are staying in this house for 10 years we grew out of it with #2 baby on the way. I would call a real estate agent and ask because it may be different depending on which state you live in.

Thanks for your response and for some insight into it. I'm a bit nervous about getting one, well anything with the word loan in it makes me nervous. And with this being our first house, I just want things to go smoothly and as uneventful as possible. But we'll certainly get in contact with a real estate agent and see what all is required to get one here in Kentucky.
