My mom can't affor it

we've been helping her with payments, but can no longer help her, we're falling behind on our own bills. what can we do. we don't want her to lose it because we'd like to buy it from her once we move out of the house, we're living with her now.... if we've been late, can we refinance?? and how can we find out if we can transfer the title?? and have someone else take over the payments for a certain amount of time?? what do you all recommend? never been in this situation before. my father past away and she for some reason doesn't see getting a job is an option? denial.
