Do you need a buyer's agent when buying a house?

In my opinion, every buyer needs their own agent. Let's face it, the listing realtor always looks out for the seller. Afterall it's the seller who hired the agent in the first place. The seller establishes a relationship with the agent and the seller is the one who pays the agent!! If you are lookint buy a house, you should get yourself a buyer's agent to look out for your best interests. The buyer's agent will usually get paid from the seller (usually it's part of the initial contract signed by seller and seller's agent) so therefore it won't cost you anything to have an agent working for you! (Make sure you confirm that the buyer's agent gets paid out of the seller's proceeds). Our first house we bought we used the listing realtor and it was a complete nightmare. She did nothing for us. The second time around I learned my lesson and got ourselves an agent working for our best interests. Since then I have acquired my real estate license.
