hi friends..i wanna know if my friends in here who lives on a apartment are having the same problem like i do..well here's the thing, i get paid on the 15th and 30th of the month and my due date to pay the apartment is on 7th of the months..see i lack with days because i wont be able to pay the rent not until i get paid but rest assured that i am paying every month and not a single month i fail to pay the rent just delayed for days till my pay day..now, the landlady just keeps on murmuring that i should be paying on the exact date and when i fail she always charge me for penalty of 10% and its a big thing for me because its a lot to pay that penalty every month since i was just delayed for just few days..so i am always charged of the late fees.. now, i wanna know if you guys had the same policy on your apartment or its just this apartment who runs this kind of policy..and do you think she should be that strict even if i pay on the 15th and never fail a month? do you think its fair? coz i am actually planning to move out and see other apartments who wont charge me for any late fees..not to mention this apartment really sucks coz i am the one who's fixing stuff in here not the owner..the landlady said it should be me and not them but i think they should handle the maintenance and i would handle it if they are willing to less the cost of fixing broken things on my rent..but it never happens even if i dispute it with her..i'm kinda tired of this sh1t over here and i am actually movin out.. your opinions needed..

Do you make enough to pay it out of you 30th. check alone? I have never heard of a place that makes you do the repairs. That doesn't seem right. I don't blame you for moving. I'd check and see if that's legal, though, them making you fix stuff. If it's not, you may be able to recoup some of your losses.

Land lords/ladys are supposed to fix things when they break. That's one of the reasons people rent rather than own. As for being late, when I rented I got a 5 day grace period then I was charged a penalty. What kinds of things are breaking any ways?

when i get here the faucets are broke and leaking..the shower i cant use and the drainage wont sip the water in..somethings is blocked inside and it has been this way since i moved..i cant do my laundry on the laundry room because its flowing..and she did nothing about it..all she said was..oh yah..it has been like that ever since..she sucks..

Yeah I'd say those things are definitely her responsibility and if she's going to have you fix them she needs to credit you for doing so....

actually it is not on the law that you should pay 10% for the delay on rental! me i got this problem too too many expences sometimes i have delay on payment but i told the landlord i will be paying him on the day i promise him. i have delay for 2 months now. but i gave him whatever i have to lessen the payment. about the fixing of stuff it is shoulder by the owner, you should report it to him. but before it you have rented they provided you all the lighting fixture, but if it is broken or damage it is your duty to replace it. i think your landlady is too much hope you move out before its too late. she done even give any consideration!
