What do you think is the impact of a polution free car that is also noiseless ?

Such a vehicle that is free from polution and noise is not so far away, maybe. Ok the polution part is likely to come first but the noiseless one may be a little later; because of the tyre against the roadway etc. Let me start it off. I think such a vehicle would up the value of properties now situated in noisy roadways because people do not like the noise and polution. Is there other economic or social impact of such a technology? And when do you think it will happen?
