How to become successful in Real State selling?

One of my friend was in real state business and she wants me to join as real state agent. I have a little knowledge in selling but not as in real state. I would like to take this opportunity and I would like to become successful in this new challenge. Anybody out there who can give me an advise.

To be successful in real estate one has to:
1. Honest to the core
2. Study the price levels in the entire zone/area
3. Keep all the documents (xerox copies) before talking about the property and the title to the property should be clear, free from any court attachments, or existence of any other sale agreements.
4. Price quoted should be fair, in tune with market price and should be firm on it.
5. If you are a commision agent in real estate, fix your 2% or 1% of the total proceeds. Many people after the deal disappear and od not pay commisions.
