Renting a room

I decided on the weekend that come fall IF theres an intern for school looking for a place to stay for six months I'll rent out the spare room. My mom is agreeable to this (I checked with her as I'm living in her "other" house) and I had said the rent money could go to her (i know they are really short on money right now as dad hasnt been working since january) and she said no...half should go to you to cover power/phone bills. Which is fine with me. I'm try to decide what sort of ground rules i should have. I know theres a few of like No smoking in my house I'd prefer no extra pets ESP not an indoor cat I dont want to have a litterbox indoors again long distance phone calls unless they intend to pay the difference in the bill can only be made between 6pm and 8am as thats what my phone package allows. Has anyone else ever rented a room out? what sort of "rules" did you have? would you have?
