Need a Realtor, mortgage co - any tips, suggestions for buying a home?

I am looking to buying a house instead of paying the same for rent. Last time at OK Coral for me to finally buy my first home. I was a mortgage Loan processor for about 8 years and know how all that works. Unfortunately, I also know how loan agents are and although not saying all are like this...all I worked for were - didn't know a thing about loans or mortgages and lied through their teeth constantly and even repeatedly ask me to do illegal things and got mad when I refused. Anyway.... I need a good, honest, reliable Real Estate Agent... any thoughts about how to find one other than just in the phone book? And... any comments on finding an honest mortgage company? I know that end of it so I at least a little bit to stand on, but any suggestions anyway? And also - anyone aware of programs from FHA - First Time Home Buyers - antyhing for discounts or lower payment programs or help with down etc? A Anything anyone has to say - even if you went through it on the buyers end, please, inform me and educate me. This is a one shot, one kill thing for me and I can't afford to make mistakes and most certainly have to be able manage my money properly enough. THanks for anything anyone can suggests.

I am a great believer in self-education and also in the concept of lease/purchase for buyers and sellers of real estate alike. Check it out. If you are prudent and do your homework, you can save a bundle.

That's exactly what I am working on. I know the loan processing part well enough, but have to find out about new programs, things like Silent Seconds in the area, (that is where the city gives you X amount for the down and it goes on your title, but you don't have to pay it back unless you pay off your loan or sell the house) and who helps with what costs like closing costs and just learned to day about the 1.1% or more for property taxes. Knew they were there, just didn't know the calcuation.

Also, does anyone know if you can deduct (on 1040's ) property taxes or HOA dues? DIdn't used to be able to and the HOA was always included as a debt on the 1003 but things change.. anyone know?
