Are you a good tenant who's landlord respects you? We were in a tenacy last year and the landlord was terrible, he would just turn up after giving us 5/10 mins notice, the property was in bad condition, damp, live wires hanging of the walls, broken panes in the greenhouse and we paid loads a month for this! Anyway we moved out last year and have just taken him to small claims court and walked away with very little, he blamed the probs on us and the letting agents, I thought it was law to give 24 hours notice, I am so cross with the law, I know its going crazy but they don't even try and protect people from dodgy landlords, I explained how badly injured my son could have got and it still made no difference, our ex landlord must have walked out laughing, well i believe one day what goes around comes around and I hope he gets his commupence! To make it worse this property was meant to be managed by the agents and he wouldn't let them do their job although he said they kept phoning him! He is a crazy nasty person!!!

The laws are different everywhere regarding this. Where I live they have passed many laws holding landlords accountable for their buildings. They have certain standards that they have to meet and they also have random inspections of properties as well as inspections due to any complaints. If a property does not meet code then the landlord is given a certain amount of time to fix the problem. If he does not, he is fined a pretty hefty fine. Also the tenent does not have to pay rent until the problem is corrected. It is great incentive for landlords and protects the tenent. Every town and city should pull together and fight for such laws in their community.

I have found the courts generally side with the landlord.
Landlords are odd little creatures. You can be the best tenant in the world and always pay your rent on time but when it comes time to move on they treat you like crap. You would think they would do anything to compel a good tenant to stay.
The same goes if you have paid your rent on time every year and are a day late after twenty years.

I feel for You. I don't know about law but it states in my leases for 24 hours notice. Of course You would expect them (if they were the fixers) to be there immediately if You had a issue so they probably wanted to be checking on their issues? You didn't say why they show up. Even when I do show up I don't for any other reason than to do work or check on something. Like last time I stopped by my tenant's rental property I walked the front lawn for evidence of the septic. We had had a lot of rain and I had been there a while back and hoped it would dry up. It had now anytime it rains a lot I want to stop by and check the front yard for evidence. I don't call them and ask them to walk the front lawn they probably don't even know where the septic tank is, much less care. But when they have a issue and call me I try to get over there right away or as soon as my hubby (the main fixer) is done work. Of course it would depend on what it is. If it's like almost anything I make hubby check see about it first then we decide if he can and will do it or that we need to call in a pro. I would have no problem providing references to a prospect, maybe You need to do that yourself next time You are in need of a rental unit. I bet You could ask neighbors further to verify if previous tenants complained and if they had the same owner/landlord. I seem to have the most trouble with good paying tenants. I need my rental payments to keep up on my mortgage payments. I have had bad luck too. Good Luck to You and remember God Blesses! Sandy

Thanks for that, you sound like you know what you have to do as being a landlord/lady, our new landlord is great, we don't see him but if there is a prob he will get it done!

Oh and I have to tell You, I was a almost model tenant. I did pay on time almost always... One time I got really behind around 1,300 in like 1989. I did get caught up too. I never got behind again. If I couldn't pay rent in full I always called the landlord and said... I got 400 of the 450 (for instance.) and I will have the last 50 on friday. (coming up friday like in 5 days) do You want me to bring the 450 now and the 50 on friday or all of it on friday. This landlord would always say bring it all on friday. So I did. I never backed from that again. (We were always working full time or at least 1 of us and other part time), so we never were short much if at all. Most times I would call and say I got rent can I deliver it now? Or I got a problem... the heat won't kick in and hubby has checked the pilot light and that's not it. or whatever. We don't know can You see about it. He always would. So maybe I had a model landlord? I think Not. Just a great example set. Of course I behaved most of the time too. I am sure glad to hear You have a better landlord now. It is suppose to be that way. The landlord is suppose to benefit as well as the tenant. God Blesses! Enjoy
