House selling in this day and age

I've just sold my house (fingers crossed). It's been on the market since July 2007, just before the downturn. My timing was the worst possible. Everyone said, "Remember, it only takes the right person to walk through the door." And they were right, even if it did take nearly two years. Anyway I've negotiated and agreed a price and the solicitors are now involved. The next challenge is to find my dream house by the sea with my available funds. Wish me luck.
Have you had problems selling a house, or do you know people who have?

Thanks Pat. Prices have dropped a lot in the last 18 months, so I had to drop too (not as much as $100K though). But it means I can buy cheaper than when I first planned it so I guess it's swings and roundabouts really. It was just the wait to sell that was the problem. People were having such trouble getting mortgages. But now I have a cash buyer just making an investment, apparently.

gratz jakil, and I wish you good luck at finding your dream house, but may I ask what kind house you have in mind ? you know, we have many kind of beach in this world, are looking for a good wave ? or you want some beach with a white sand ? or maybe you just want to have some house in fisherman camp area ? in case you love sea food so much like me. to have a house in the beach have it's difficulty too, you must make sure your house is strong enough to withstand the sea breeze, the salt from the sea have bad effect at some building (that's maybe why the beach house is usually made from woods), but again wood has it's bad quality too, you must fight with those bug, it quite annoying, but I still wish you luck at finding the perfect house for your dream house.

Good for you...I am so happy you got the opportunity to sell! It's a tough market out there but there is also some people that will have the opportunity to finally get a house at the reduced prices they are selling for. My sister had a rental condo and it took over a year to sell and she lost money on it...but It's okay because it had gotten to be a pain for her.

Hi jakell,
I have a friend who sold their house last Christmas and bought this house they are in and four weeks on my friend decided she don't like it after spending all the money on decorating, thy are selling up again, I don't know how they do it, she is mad and her husband is a saint, what ever she wants she gets, mad mad, mad.

Before the economy started to get real bad my fiances parents listed their house. They have only had two couples view it since then. Its been months of trying. I think its going to take a while.

We are in a position where we have to sell our house within a year from now. Reason being that we want to emigrate to Australia and have to enter the country by a certain date.
Just looking out of the window I see lots of newly build , empty houses and lots of for sale signs . That's the competition right there! Some houses are priced at half out asking price and getting cheaper by the week! It's just a little depressing...if only we had put the house up for sale a year ago it would have been sold in no time at a great price, but such is life!
So hopefully it won't take two years to sell. The other option is to drop price and move under a rock in the Australian outback!

Now we are in a recession it is challenging to get a mortgage and most people don't have very much money. House prices have decreased which is really sad. I have been told by my toddler son's occupational therapist that I need a downstairs bedroom and bathroom for him. She thinks my home is small and that extending it isn't possible. I do look at the property listings and think a house has to be wonderful for it to sell in todays financial climate. You must be delighted that your house has sold at long last. You had it on the market since July 2007 that must have been worrying that it didn't sell for ages. You must have wondered if it ever would sell. You were patient and now deserve to find your perfect new home. My mum waited ages to sell her house and now she is happy in her bungalow. Good luck with your house hunting.

Thanks Max... Sorry to hear about your problems with your son and hope you can solve that. Yes I am now very excited that I can go ahead and find, and buy, my new house that has been so long coming. Your story about your mum shows that we all have to be patient just now and there is almost always light at the end of the tunnel.

It seems that I am in exactly the same boat as you. Our timing couldn't have been worse. We sold and then a week later the credit crunch hit and we lost the sale. We sold again this year and the sale has gone through and we have now moved. It's been a long wait, but the right person walked through the door at the right time and this time, he didn't back out. I wish you all the best of luck that it all goes through for you. I can't see why it shouldn't because there isn't going to be another credit crunch for some time.

Firstly, congratulations. Our neighbours have sold their house after just 3 weeks on the market. However, they had to drop £30,000 to do it. Having seen the people that have bought it ours might be up for sale soon! We were lucky. When we moved from London the company had a house purchase scheme that we used. Although we got a little less than we thought we would, it still took all the hassle away from us and we have a nice enough house here.

Thanks P1. You were lucky indeed. Oh, the stress! But it will be worth it. I had to drop my price quite a bit too, as you can imagine. That, of course, is the same for buying. I am doing second viewings tomorrow, with daughter instead of hubby. Then, hopefully, it will be about negotiating a deal that I can afford. I'm glad you're happy in your house and hope the new neighbours will turn out ok so you won't want to move.
