Is it really good to invest in Condo (Condominium) Unit?

A pleasant day to all. Now a days, there are a lot of advertisement being shown. Commercials such as where to invest, where to put the hard earned money, what is the best way to do with our savings, and so much more. With reference to one of the commercial that I saw, they somehow give a sort of advice, that is to invest in Philippine Properties like Condominium. Honestly, I was convinced with that advertisement and somehow decided to invest and own a Condo Unit. However, due to some issues, the plan has changed. Nevertheless, though the plan had changed, still the idea of owning a Condo Unit is still there. But, I need your help and some good opinion if owning a Condo is a good choice for investment.

One of my coworkers invested in a condominium unit 3 years ago and she's earning now for it. She told me to buy one when it is still in the pre-selling stage or there's still no building yet but all the plans have been finalized. The condo unit price increases when the actual construction started and after 3 years the price will be much much higher than when you buy it. So you get the idea? When its done my coworker sold it to a buyer and he/she was paying her monthly and that's a passive income for her.

well i agree with you juggerogre, im a property consultant here in the philippines and yes that's how we do it in the trade; you get more benefits by buying properties that are still in the pre selling stage--be it in condo or house in lot

well it is really a good investment. As people tend to flock to big cities there will be a shortage of houses so the price of these properties will increase in the long run.

well, yeah i think itt is quite alright to invest in condo units... only if you have an extra money. other than that.. you probably need to rethink. owning a condo does not only mean you need to have the money at selling price, and pay for it monthly, etc... if you finally decide to buy one you will need to have at least a few more extra bucks just to make sure though that you can pay the other "extra expenses"

hello airasheila, I'm a property consultant here in the philiipines--i handle condos and house and lot. condo is good if you are single and with this very active lifestyle, but you have to remember that what you are buying is only space--you do not entirely own the property; the land that the building is planted is still the developer's--and worst case scenario if something happens like an earthquake; you cannot claim what is lost. A reality here in the philippines is that, after 50 years of owning a condo you have to give it back to the developer--so its not really yours. it is a law mandated. whereas if you buy a lot or house and lot you have a title to it; im sure you know the benefits of owning one--plus with a house and lot always--always the value appriciate--specially if your location is good. not with condos that that the value of a building depreciates. hey if you'd be interested in properties here in the philippines i can help you out.i can email to you good locations. happy mylotting

Well, if it is for investment, then you must look at the housing growth in your country. Does the city is overpopulated that people choose to rent an apartment, does the location is strategic enough that it has high market value once you want to sold it, consider the maintenance cost for condo since usually it is expensive and the last one is don't put all your mony in one basket. If the condo worth all your savings and there's zero savings left, better put your investment in more liquid assets such as bonds, stocks, or maybe land or house. Remember that there might be future needs that need quick cash, buying a fixed asset like condo or land needs a lot of time to be sold.

Proper property investment is good - Investment in correct properties promise good returns in due time.
Investment in condomonium is not so good , in my native country depends on the location and what kind of facilites it has. Personally i prefer shoplots which rental is faster and return is better and also the properties values raise better.Of course the price will be more expensive , i guess if the ROI is good is a good investment. Shoplot rental for business is not good and quit, the shop is vacant and another business will move in, as long as the shoplot is in strategic areas. Eye on those new housing estate where the properties are still cheap before real development occurs,yes risks are there same with many other ventures.

Actually it depends on your goal. Is the condo pre-selling or already built? If it's a preselling, it's not. If it's already build, it will depend on the price and your purpose? Do you plan to live there or have it rented? Try reading Kiyosaki's Rich Dad Poor Dad Poor, it says: "You should profit when you buy not when you sell".

I don't think owning a condo unit is a smart idea. The fact that you own a "space" in a building doesnt appeal that much to me. There are factors like earthquakes, fires, terrorist attacks, etc. that scares me and so I don't think condos are a stable place to live in.

hello,.. as for investment having a condo is really good cos i can rented it for someone who wants to live on his/her own or for a small family but to built a home for my family i still prefer a house with a large space in front and backyard so i can do some gardening and at the backyard i will do some poultry and piggery just what i dreamed having someday..

There are many pros to investing in a condominium unit and some cautions to be aware of ... building a relationship with a seasoned realtor is worth your time. Resort World Manila property values doubled within a year. There are many opportunities and ways to manage a unit personally or for investment purposes ;) Eric
