We have a tenant that pays their monthly rental fee usually after every two months or almost three months. I have been telling them to refrain from doing that since we are also using the money to pay our monthly bills. Yesterday was the day where they turned three months of not paying us. They are always giving us excuses when I cannot see that they are really financially stable. I am so confused because my family and I have decided to let them find another house. I am going to talk to them tonight. How am I going to tell them? Advises please?

What you have is a tennant who has learned to "work the system". They find out how long it takes to evict, and just how many months they can be behind before anything can be done about it. Unless you can find some loophole that they don't know about, it's almost impossible for you to do anything about them. All you can really do is watch them for any criminal acts, or find a good lawyer. Good Luck!
