Should buy a house or buy land to build a house?

We entered this city to work. Currently, we do not have a house. Therefore, we have to rent to stay. Living conditions in boarding houses is not very good, of course. And very expensive to rent. So we plan to buy a house for ourself.
Our concern is buying a house or are available to purchase a piece of land and build a house on it?
How do you see?

To buy a ready built house will be better in terms of the quality.
The house was built together with other houses at the same time.
Cost wise, it will be cheaper. The house was built together with other houses at that particular development.
Moreover, you can inspect the quality of house before you purchase and pay for it.
If you buy a land to build a house, you have to engage a special group of professional to design and supervise the quality solely for your house.
In design wise, you can have a unique design that you wish.
With different designs, your house will cost you differently too.
Once the construction starts, you have to start paying the contractors progressively until it is completed and handed over to you.

Hi Aeiou, you're the first person who advice me buying a ready house. Because almost of my friends buy a land first. Then, they built the house.
According you, should I buy a normal house or a department?

It really depends, if you have found a perfect home for you and you think you are already satisfied on its features, the way it was built and if every room would seem to be useful for your family, then go ahead and buy it.
But the advantages of buying a piece of land and building your own home would be, first you'll get to choose the design of your house, 2nd each and every area can be utilized accdg to your way, 3rd you'll realize that since you are building your own house design, there would be lesser cost because if you will buy a house that is already built, you might want to tweak something from it or the things that you dont want.

Hi my friend. There are many ideas said that it'll be cheaper if we buy land first then build a house. Because we mustn't pay for add service when we buy a ready house.
I realize that is right from my friends' experience. But I still choose from two ways.

It still depends on how big you want your house to be. But I think a ready made house is a lot cheaper. Because you can pay all the works together w/ your amortization, unless you are going to pay it in cash. On the other hand,if you are to build a house from zero/scratch, you have to consider giving out a good amount of money for labor, materials, permits etc. Not to mention that you cannot utilize it right away and construction may take some time to finish

I have several houses during my marriage because my husband worked in building houses. So we bought land and made a house little by little. We sold it when either did not suit our needs any longer or if it was a good deal. I think it is best that way if you can do it.

I believe you have got a good return in your investment of your old house, by the look of the price of real estate today...It is a wise step to buy a land and build a house on it as you have extra space for your life around the house rather than the congested housing estate...

We started with a small plot. And we usually sold the house when it was finished and moved to a new start. It is hard but it´s a way of living and it pays off.

It would be more expensive to build rather than purchase a home outright. The good part of building it, you can keep an eye on the contractor and the materials he uses to build your home. If you decide to build, pick contracting companies that have been in business for a long time. Ask them if they ever changed the name of their company. (If they have, it may be because they have a lot of lawsuits, and changing the name will dissolve their responsibility to the people they worked for. If the business is out of business, who can you ask to honor the warranty?)
The main thing is your happiness, no matter where you are or what you choose to do.

Yes, you're right. But if I buy a too expensive house. Then, we can't pay all it. We must work hard. I'm afraid that my family maybe not happy! hihi

If u can't find a house perfect.And u have enough money,u can buy a piece of land to build.

Thank you fjclolazy. I will do it. There are my friends bought a piece of land and then building a house. This is the popular ways when we want to have a house. I think that this way is better than buying a new house.

As for me, frankly speaking I would suggest you to buy a land, and then build a house on it...It is a well-known fact that the price of real estate is constantly increasing, and there is no sign that this trend will end, or eventually reversed
...To take advantage of this situation, you should be considering buying a piece of land now...It will definitely need your extra bucks to do that, but at the end of the day it will worth the investment...

I only want to buy a house to live, not investment in real estate! So, if I buy a piece of land, I'll build a house on it. I won't let it to wait for the increasing of land.

For me, it is good to buy a piece of land first. In this way, you can have the freedom of what type of house you want to build. Furthermore, the time of building such will be up to you. However, if you really need a house already and you have found a house that suits your taste, then it would be fine if you go for purchasing the it.
