house buying tips

What are some first time home buying tips? I know from watching tv as well as going house shopping with my parents in the past that you always get and inspection before signing what they call your life over. Buying a house is a big deal these days and shouldn't be taken lightly. I know I don't want to a buy a home where I have to put tones and tones of work into. I don't mind a little but a money pit isn't something I want to deal with. What are some other tips for house buyers to know?

I think one good rule to follow is to inspect the house when weather conditions are at it's worst, like in our country, it the best time to inspect a prospect house when it's raining real hard to see if there are leaks and costly repairs, or to see if the property sits where it floods, there is also always heavy traffic on a vicinity after a drizzle so we put that into consideration. Another thing we do is to inspect if the land title is clean, no quarreling heirs on the property and that kinda stuff, this could be subjective since real estate property laws differ from country to country, good luck
