What rights does a landlady have?

I am renting a house from the woman whose daughter I am living with and now trying to get out of the relationship. When the guy downstairsw stoped paying rent, I picked up the slack for several manths. The woman that I live with did not inform her mother (who calls her, her ex-mother because she does not get along with) of this for about a year (I did not have her phone number or any contact information) Now that the guy downstairs is gone, she cleaned out the downstairs including the carpet (he was a real pig). Now my landlady (who lives out of state) wants me to get rid of everything in the garage so that the carpet men can use the garage to cut the carpet in. I am trying to tell her that she has no right to make me get rid of my belongings and that the carpet men can and should be able to cut the carpet in the room downstairs without my having to rent a storage unit to take it to. I do have a storage unit and am in the process of building storage shelves so that things will be neat and not just thrown on the floor. She wants me to get things out yesterday or she will start to throw my belongings out on Monday (tomorrow). That is not legal and trying to talk to her. Once she makes up her mind is like draining a lake with a spoon that has large holes in it. If she does start to throw things out, I will be forced to call the police and maybe even take her to court. I will let her start to evict me (which can take up to a year) and not pay rent in the meantime but the belongings that I have cannot be replaced easily.
What would you do n this circumstance?
