I hope they don't close down

Not sure if I mentioned this before, but since the renovation of the public market, new tenants started pouring in. They were new pawnshops, and bakery that sells puns/pandesal which is a little bit expensive than that I usually buy. But if there's one thing that threatens me as a landlord is another business which competes or threatens my tenant. I've talk to her about and they are aware of the new branch, which also owns the rumored construction of the new jollibee chain. They said it's not entirely going to affect them but the number of customer will be cut in half since their space is a big bigger, more cakes, etc. We've already had two bakery tenants that has the same franchise, this is the second one. If they close down, no more loan cakes for mom

Franchises must have a distance rule so we wont have have the same store from the same company competing. There are 12 7-11's on my city!

I remember Lotto and 7-11 were supposed to follow that but now a days they are Meters apart now, or a few kilometers apart now. Right now I think there three franchise of that here when there's just one as the latest and nearest. @CaptAlbertWhisker

We have renovated our front yard into a commercial space five years ago @SIMPLYD I guess that post was a long time ago.

i agree, 2 bakeries is okay so people have options, but 3 will really divide the customers. here in our neighborhood we actually have 4 panaderias to buy pandesal, tasty, ensaymada, hopia, etc from.

What's even sadder is that the tenant is a huge breadwinner to the family @hereandthere I'm not sure where she will put her business if she gave up this one. She had already close down her last branch and this one is her main now. @hereandthere

Loan cakes Well hopefully they can still keep up their business - just because another place is bigger doesn't necessarily make them better. There is a Jollibee out here somewhat locally, but I haven't tried them yet. The locl Goldilocks closed down too - but I guess the whole company went out, right?

I think it's time to get creative and help promote the products of your tenants, how is up to your imagination my friend, if they are all the same, help think of a way to make them stand out. One good way to start is to call a general meeting, tackle ways how to combat or prempt the impending competition. Thinking negative like no cake would not help, think triple cake and give me some if you like my advice

Well, they don't go to market often unless it's rainy season or the weekends @jstory07 although if their new stall opens, the sign is big enough for every passer by to see.

Of course, she only orders cakes if there was occassion like my brother's or nephews/ niece's birthdays. She never loans cakes for herself, unless she got important visitors. I wouldn't let them go since it will only be just two branch in this area, if there's a third then that's something to worry about.
