What do you think about your landlord? Part 2

This is part 2 about our landlord. Please feel free to read part 1 if you wish to read the wonderful things he has done for us. ( sarcasm )
To continue with the stories:
*Whenever we turn the air con on, water pours out of it and falls down from the roof. We do not need it often but when Summer hits, we wish we could use it because it gets very hot here sometimes. We have been telling the landlord about this for years now but does he care? Nope. We can just melt in the heat no worries. Still waiting for it to be repaired.
*Our toilet was running. Landlord, as usual took his time to come out but when he did, he managed to fix the toilet! Like....wow! But because he is a tight ass he changed it to a smaller toilet. Whatever that's fine, can still use it. Within that week....the toilet seat fell off. And it kept on falling off over and over. My dad had a look at it when he came out of hospital and fixed it himself but he noticed that whatever was used to put the toilet seat together was done all wrong by the landlord.
*Last by not least, our front light. For many months now, it has not been working. I don't know how this happened but part of the light bulb is stuck in there. We woke up one morning to see the glass was broken ( possibly a bird flew into it? ) and the part that gets screwed in / popped in is stuck so we need a professional. And wow look how fast the landlord is moving to get it fixed! Wow! Look at him go!
That light is something we prefer to have working. I feel bad every time someone comes to our door at night because I don't want them to think we are inconsiderate letting them stand in the dark and that light helps us to see who is outside in the first place! Ugh!
I would love to hear your stories about your landlord if you have any. Or maybe you have tenants? Would love to hear about that too.

@anil02 I don't think we could do that. This is his house after all. I don't think we even have a case. It's his house and his decision on what is to be fixed and when. We can fix things ourselves or hire people to fix things but it's the landlord's job first really.

@VivaLaDani13 Yes it is better that you fix problem. In India law is in favor of tenant than landlord.

@Sojourn I'm glad you and your tenants were friendly with you and vice versa and remained friends after they moved! That's really awesome!
