Not what I wanted to be doing today...

I turned on the faucet today and boom... no hot water. Went to the garage to check on the water heater. The breaker wasn't tripped, and when I pulled the access panel the reset button wasn't tripped, either. I'm guessing it's another blown element or maybe something to do with the thermostat because the insulation around the top element looks scorched. Joy. I have about two hours before I have to leave to get the kids from school. That's probably enough time to get started on moving some of the stuff in the garage around so we can get either the landlords or their handyman in to look at it. It's probably bad to hope that it's screwed up enough they have to replace the whole thing, but this is the second time this has happened in less than a year. The water heater is around 20 years old according to the serial number. I bet a new unit would make a big difference on our electric bills!

They should replace it since it's so old. Hopefully, it's history and a new one is coming your way.
