I have to sell my subdivision lot

We have three subdivision lot. Since we don't have any more plans to build house on those lots, might as well Have them on sale. Receive one inquiry on one 1000 m² meter subdivision lot. But it was owned by my mother But she is heaven now. Her subdivision lot was not yet transferred into our names. And I have discovered recently upon looking on the title . I have stumbled on a piece of paper like a contract of written agreement of selling a part of that subdivision lot to another person although there's no way to verify if this transaction pushed through . There's a signature of my mother in the supposed buyer on the written agreement. That The buyer will Make payments on two installments. But there's no document or paper of payment made to my mother. And there's no change on the land title . I don't know how to check if the land title still intact or no part of the land was sold. That's why I am reluctant to sell the subdivision lot.
