Well, let's see. If the home owner can be at the house whenever a buyer wants to look at it; and, if they can get their house listed in MLS (multi-list) -- they can't; and if they have $1000 to spend on the marketing; and if they can prequalify the buyers for financing; and if they are great sales people who won't say the wrong thing; and if they know how to price their home based upon doing comparables; and if they know how to get ready for a closing; and if they know the laws about disclosures, etc .. why, then, if they can do all that and more, then of course, the owner should bypass a realtor. HOWEVER, a REALTOR has great marketing power and skills, talks to buyers all the time, prequalifies them for financing, will show the house while you are on vacation or at work; etc, etc. They do all that on CONTINGENCY (no selly, no payee) .. hmmm .. maybe they aren't overpaid anymore than anyone else isn't overpaid, yes?

Just depends. The agent will do most/all of the work for you. It'll get more exposure through an agent. But, having to pay them all that commission sucks lol. But going FSBO, you can reduce the price a bit as well, because you don't have to pay the commissions. If you're thinking of selling your home, try doing it on your own FSBO, just be sure to get a good real estate attorney to look everything over & to draw up the contract for you. Here in the US, we have a few companies I remember looking through, one was assist2sell, the other I think was called forsalebyowner.com . They charged a flat rate commission, think it was like 2000.00 regardless of what the house sold for & listed it online. Also try doing a search for your country, they may have similar ones up there, if not the same ones.

There is a misconception out there among many people who go the F.S.O.B. route that all Real Estate agents are overpaid and don't work very hard. Most are unaware that the average R.E. Agent makes less than $35k/year. I am currently in the process of buying a house and AM working with a buyers agent but am also keeping an eye out on the F.S.O.B. properties. That being said, I can definitely tell a HUGE difference between the 2 showings. F.S.O.B. owners are NOT good saelespeople at all and in some cases have turned me off of a property before I even walk in the door by what they say over the phone. The ones I have seen have not been staged well at all and though the price may be slightly lower in SOME cases (I say some because rarely does one going the F.S.O.B. route price there house well at all, usually they think they can still charge at or close to full price and just pocket the commission) the houses are often more cluttered both inside & out. If you are going to go sell F.S.O.B. please understand taht I don't care that you just put a new mirror in the basement bathroom or that the lighting in the den would be great for mood-setting, or 1000 other comments that an agent would never say without at least knowing 2cents worth about me first. If you haven't been trained in sales, the best thing you can do is to talk as little as possible about the house & just let me take in the house in peace. If I like it, you'll know soon enough.
