I have a question we have a rental and the tenants never pay on time i mean some months thye pay at the end of the month rather then the beginning. we have asked them time and time again to please let us know when they will be late , no compliance on there part, we rent them 2 bedroom mobile home private property private drive way, and for the rent we charge you would think they would pay on time, I personally have had it with this issue , I want to raise the rent up , how much more can we charge them, they have lived here for 6 yrs rent is 475.00. i have looked in the paper and we must be the only place charging such cheap rent

The tenants cannot delay the payment of rent. Payment of rent on time is the essence of the agreement. Nowadays the court is in favour of owners, if the tenants are on wrong side. You can issue them notice to pay the interest for delayed period. Regarding the rent rise, you have to check the prevailing rental rate per sft in that area.
