Does anyone have a good way to get into real estate investing

without having to go to the banks for the capital?

I have found a community that is very helpful in real estate investing. Its an actual college you go to and lear all about real estate. Then they teach you how to use other people's money. If you or anyone wants to learn more, please let me know.

you might want to check on hard money lenders. what I have heard about them is that they don't look at your credit or how much you make, they just look at the deal. some have a grace period of 6 months, but interest could be up to 18%. and some of them give you 75% loan to value. using hard money lenders are best if you are planning on flipping. but whether you got a good enough deal depends on whether they give you the money...also you could try going to a local real estate investors club where you could meet possible people who could be your very own private lenders.
