The low teaser rates may bite you in the %&, after a while. Many brokers tell you "no points, lowest deal, etc.", they lie!! No such thing as a free lunch, somebody pays! And it's usually YOU. ARM's, Option ARM's, fixed, adjustable, are all good, if they fit your pocketbook or wallet. A major investment requires serious thought.
