what is an agreement and declaration of trust?

My husband and I recently purchased a home and now we need to sell it. Someone offered to take over the monthy payments and wants us to sign an Agreement and
declaration of trust. We don't understant the document. Is this a good thing to do?
I'd appreciate your advise.
