I Love Swedes

As you all know, for the past week I've been offline getting my house in order for listing, and it's been all over the net, in the papers, even pics on the moon, I'm sure, for nearly a week now. One of the places it's been is on classified ad sites on the internet. I have a number of hits from these ads, and as of this writing, I am now referring them to my real estate agent. We wanted to make sure we had an agent that would market our properties outside of the province. I never expected them to reach overseas! But then, that's the power of the net don't you know! Last week I got a hit from one of the ads I put up, from a gentleman from Sweden. He's willing to pay over asking price to secure the properties for himself. So he'll buy the lot the house is on as well as our two empty, but serviced, lots across the street. We weren't planning on selling those lots, but the offer is good and it means we can up our budget for the new house we buy in Manitoba and still walk away with more money than we expected. So it's all good. The only person not totally happy with this scenario is my real estate agent. Poor guy! I told him that because I was the one that brought him the client, he owes ME the 3.5% commission he'd have had to pay if the client 'belonged' to another agent, so he'll only make 3.5% himself! LOL But let's face it, if this deal with the Swedish party goes through, then all my agent had to do was sit behind his desk, send a few emails, and Bob's your uncle, the house is sold! Other agents have brought people around to view the house, but my agent hasn't yet. So he better hope this deal goes through and be grateful he didn't have to work too hard! LOL I don't think I'm being unfair......do you?

NO, I don't think you're being unfair. However, I bet that's why he's not shown it to anyone. Why should he work for half the commission??? I bet his azz is so far up on his shoulders he could kiss it himself!!!

LOL, I just got off the phone with him and I do believe I now know why he sounded so funny! ROFL Nah, this commission thing didn't come up until today. He's had lots of time to show the house, but his fellow agents just got here first!

Hey sweetheart good to see you. How are you feeling? I hope Gissi is taking good care of you and hasn't been sick himself. I miss you both too. I spoke to my agent last night before I went to bed, and things are progressing smoothly. So hopefully the selling part will be over soon and we can concentrate on getting organized for the actual move. I figure it will be mid summer though before I'm off the treadmill of all this distraction from my friends and the lot! LOL

I just spoke to my agent (we now have an official offer from the Swede) and things are looking good. So when I told my agent that he was going to make a hefty commission even if it was only 3.5%, he didn't choke or hang up on me! LOL So I think things are going to work out well. Yeah, standing up for yourself pays off if you keep your cool...........

There are two other interested parties also, so it looks like the offers are going to go to 'sealed bids' and will all be presented to my hubs and me at the same time and we'll make our decision. Not sure when that will be, because the hubs isn't home for another week. But it also means that we'll make over the asking price so we can't complain! LOL

i think since you found the buyer.. you ought get the commission yeah. *nod* but thats just me.. yer basically doin a for sale by owner bit here, and yer agentis just standing around with his/her thumb up their butts tryin to look official lol

Well hello stranger, good to see you!! Yep, I just got off the phone with my agent and reminded him that he now has a whole new client base, now that Canada is encouraging overseas investment in land here, and he now has access to the overseas 'market' of investors. So my agent is sitting behind his desk working his computer and fax machine and I'm doing his showings for him! LOL But the 3.5% we are going to save paying my agent is enough to build the hubs the workshop of his dreams, so it's all good!

First day of Spring was our wedding anniversary. I'm not sure what I did, but the man did a complete about face and is now putting ME before himself. I'm not quite used to it yet. lol I keep waiting for the 'other shoe to drop', you know? But he's been a real sweetheart lately and I'm going with the flow and giving back as good as I'm getting, so it's working......I hope things work out for you too Tessah.

Well he is now, because the overseas buyer has now provided with him with names of other people interested in investing here, so he's got a whole new market of clients to work with!!

No, I don't think you're being unfair my friend. This sounds like a good prospect for you, and I wouldn't blame you if you snapped your Swede's hand off! He can obviously see something viable there or he wouldn't be offering and if the price is good, accept and run, my friend. Things are coming good for you, huh? Brightest Blessings.

Hi cappy, how are ya? I've missed you all too. My agent is going to be making more money on this house than he's made on any other for some time, so he's happy with the 3.5%. Real Estate commissions here are not that high because the property values are low in the rural areas. But the work we've done on our house puts it in a totally different class, so he got lucky when I chose him to be our agent! LOL

No I don't! Not at all!! After all, you did most of the leg work so why shouldn't you get paid?! He should be happy that he didn't have so much work and it selling that quickly especially in these economic times! Getting paid anything at all is much better than nothing which is what a lot of people are getting. So you sold your house to a man in Sweden? Good gosh! How in the world did you do that?! Makes me wonder why he wants to leave his own country and all the familiarity. Maybe he's a thrill seeker. In any case, congratulations is in order!!

Well the deal isn't final yet. Other people are interested, so it's probably going to go to a 'closed bid' situation. But whatever happens, we'll get our asking price and more, which is better than I expected so I can't complain and neither can my agent! LOL Nice to see you sweets.......

I'd be VERY careful with the swedish guy! Those things can easily be scams! Be especially wary if they ask you to wire the "Extra" money back to them!

Thanks for the warning, but the man has been thoroughly checked out and my agent has no concerns about him. I guess the proof will be in the actual sale finalizing.....

This sounds good to me, if it goes through you'll be in what we call fat city. I hope this is a sale for you the last time I sold a house it took up 9 months and we lost about 95,000.00 but by the time it sold we were just glad to leave.

When we moved here a couple of years ago, we were in good shape financially. Then my son came home ill and all our savings got used up doing more to the house to accommodate my son and on his medical treatment. So THIS move we'll actually be in better shape than when we first got here, and the house IS going to sell well and quickly, so I'm a happy Canadian camper! LOL

You? Unfair? As if! Actually sounds like a good deal to me and if I were the agent - apart from being bemused I would love to get commission for nothing like that and more than happy to pay you 3.5%.. I think I would still love to buy your house (even without seeing the listing) if I won the lottery! The kids would too - when I said a friend in Canada was selling their house they virtually begged me to move! lol xxx

There's a fellow in England bidding on it too. He wants it, it seems now, for a 'holiday let' for Brits! If his bid is the highest and gets accepted, I'll give him your email and pay for your family to come over here for a summer. How's that?

Hey Daffy, I am so happy for you. I'm also glad to see you get half the fee. When we sell our homes, we do all the physical labor and then lose a big chunk of the profit. Why should the realtor be upset that you will get it instead of another realtor? Too damn bad. I am blown away that he has yet to show it. He's lucky that you signed a contract. More poer to you!!! Hey sparks! Sounds really great! Hope this Swedish guy is on the level and it goes through for you! That would be really wonderful to get all that property sold and be able to make a nice profit! Is he going to come and check out the property in person soon? Or is he just going to buy it sight unseen or from the photos? I doubt he'll be coming to see it. He hasn't said he would, and we've been emailing back and forth for a couple of weeks. But now he's dealing with my real estate agent, so I hope he's on the level too and we get this sorted. And for sure I'll keep you posted! lol
