Ending a commercial tenancy (see details)

I need to end a commercial tenancy, however in September 2010 I entered into a 12 month contract with the letting agent. I have explained the circumstances to the letting agent (a family member is ill and I will be their carer as from now), she came to my house and told me that I entered into a legal and binding 12 month contract and it doesn't matter about the ill relative, I still will have to pay rent until the end of the contract, which will be August 2011. I would like to know if there is any way to end the contract early, I did assume there would be something along the lines of 'compassionate grounds' available, but I'm not sure the agent knows the meaning of the word compassion. Any sensible help will be greatly appreciated, thank you.

I think I just answered this but, as I said earlier, I think that unless there is something wrong with the premises or something in the small print you are just out of luck! Lesson learned sort of thing. Has there been someone living there all this time? Why is the relative sick? Could it have to do with mold in the rug or walls or something like that? If you can't find them at fault or something in the small print then you will just have to pay.
