Three strikes and you're out

How many chances should a landlord give a tenant who is constantly delinquent in his rents? Should the landlord take a "three strikes and you're out" attitude? How many chances would you want?

I will adhere strictly to the contract. If the tenant does not pay by certain date, i will kick him out. It is better to find a more reliable tenant.

Wow, so heartless. No, I am kidding. I respect your stance because quite frankly there are many who try to take advantage of a good nature.
