What things should stay and should not be removed by the seller?

I am a Realtor in Tennessee. In this state it is illegal for the seller to remove the chandlier unless it is stated in the listing that it will not remain with the property. Then it would have to be replaced. Also, the wall lamps if they are mounted to the wall. As for the wet bar, it would depend on how it is constructed. Is it attached to the floor? If so, it cannot be moved. Hope this helps.
