What is the best way to invest?

I'd like to make the most of the money I have saved. I currently have my money in a couple of money market accts and CDs of different lengths earning from 4.5-5.5%. I'd like my investments to generate a source of income for me now. Should I keep doing what I'm doing or buy a rental property or some other investment?
