why is it when i try to help other it bites me in the butt

ok we manage a small property for a lady that owns it cause her dad died and she is trying to sell it but to keep the payments up she has to keep them all rented but one. well with the one being rented as well we can afford to do upkeep on the place. well i met a lady that use to be a truck driver but she got hurt and was on workers comp. the place she worked were giving her issues too. i waived the deposit and the deposit for her dogs. we let her move in 3 months ago. she never could get the rent in on time like almost always 3 weeks late. we kept working with her cause she had nothing when she moved in. we felt bad for her cause she was having such a hard time. we gave her food from our house that we really could not spare. in fact now we are down to mac and cheese and beans. but she had nothing. she said they were refusing her checks and she was having problems so we told her ok we will work with you on rent. we helped her with so much. like food, clothes, furniture, everything. to be honest we didnt have it to give it but we thought we could make due and things would be ok she had less then us. well she then tells us that she was paying rent cause she was getting all her back checks. we said great that would help around here so much to get things fixed. well she came by and said she was getting to go back to work and that she was getting clothes to do that and that the check was in the mail to us since she was going on the road and she had just got the check and put it in the bank so it would be a day or 2 till it went through we said ok cause that is normal for the bank she uses. well 2 weeks went by and no check and no her. her water and electric were shut off. we went over and left a note on the door. still nothing for a week. then we had to fix something and had to go in all her stuff is there but her things that she really liked and her clothes. no food, no dishes either. she just left. didnt pay, no thank you nothing just left. now we have to pack her things and hold them for awhile in case she comes back for them. we are out the rent and out the tentant. stil no repairs that need to be made can be. what gets me is she couldnt even tell us the truth. she got 6 weeks free rent and free food and alot more and never even thank you. it hurts that my family is living on beans and mac for this lady. it kind of makes me wonder is it worth trying to help others any more or do they all just want from you. all i wanted from her was for her to get back on her feet and be honest with me. i wasnt worried about the back rent just wanted her to get where she could pay the rent every month soon. sad dont you think
