Look at the payments (not just mortgage either but consider property taxes and utilities as well) and consider what would happen if your situation changes dramatically - have to switch jobs, go down to one income etc. Would you still be comfortable with those payments? Other things to think about are what you really want vs. what you really need. Do you really want a huge lawn and big garden but don't have the time or desire to keep it up? If so then look at places with smaller low maintenance yards. Is the house a real fixer upper but you aren't able to do the repairs yourself? If so they consider the cost of having to hire someone. Stuff like that.
All in all some big things to look at are foundation, roof, plumbing, windows and doors and the furnace. Paint colors and things like that aren't important at all but anything that is going to cost you big bucks down the road is. Oh, and if it has a basement make sure it doesn't leak. And one more thing, you can phone (or should be able to) the utility companies and they will tell you what the bills would be so you know before you make your decision. Good luck, it's a very exciting thing!

3. cher913 (13901) | 5 months ago | know how much money you have to spend and how much money you can afford for a down payment plus the monthly mortgage payment. don't overspend or you will regret it. once you have picked out a possible house, make sure to get a house inspector. these are so worth the money because they will find all the problems with the house before you buy it!
