MOBILE HOME TRAILERS AND LOT RENT

What steps need to be taken to remove deadbeats who have signed ownership papers and lot rental agreements and then stop paying on both? For example, a person finances a trailer and agrees to pay the lot rental in a trailer park but then stops paying both payments but will not vacate the premises. Is there some way to fast track this through the system without these people living for free and eventually destroying the trailer? What steps can be taken to prevent this from continuing to happen?

If I am understanding you correctly, what you need to do is give them a 3 day demand for payment, after that time expires you serve them an eviction notice, and file court documentation for the eviction,in your eviction proceedings you state when the last payment was made and the amount. You also need to have the premises looked at for damages and post them in your court issues as well. The judge will then order them to vacate the premises with in a certain time frame, and the local sheriffs can be on hand the day of the eviction to make sure they are removed with their property. To keep this from happening again, you need to have a written lease stating when payment is due, the amount and a late fee will be charged for non payment and eviction will take place.
