Selling a home

I was wondering how any of you made your house look more desireable to perspective buyers. We have done alot of reno's. I have heard different things from different people on how you should remove personal photo's from the walls etc. so the perspective buyers can vision their photos etc. on the walls. I was wondering if you have any thoughts or ideas on what to do to make our home more sellable. We are in a small town but houses have been selling quite well here lately.

Well I am not a real state agent but I have a friend who is and he advised me when I wanted to list my place for sale. He came in with an associate, they looked around in every room and told me which items to remove and what else to do. In the kitchen the counters should be clear of all small appliances and the cupboards tidy. The bathrooms should b sparkling clean and clutter should be removed. The den should be tidy and any knicknacks that accumulated over the years should be packed away except one or two vases on shelves with fresh flowers or a candle or a green plant on a shelf, The bedrooms should also be free of clutter, personal photos, children's art work, sentimental mementos should be packed away. the living room should also be decluttered if there are figurines etc. on disply. If possible a few new cushions should be placed on sofas, the coffee table free of anything except a nice bowl or a vase of flowers or a row of candles. It was also suggested that I get a few more lamps (borrow them if necessary) so before they showed the place all these lights would be turned on. I could also bake some cookies so the place smelled homey. A couple of photos in frames on a shelf would be o.k. if they fit in and just added a little touch. Phew a lot of work. I hope you sell your house at a good price.

Obviously having everything very neat and clean. I also sold a house not too long ago and the realtor told me that people don't like a lot of clutter. So I put away things from my kitchen counters. And I am a person who doesn't have much clutter. The point is to make the house look as clutter free as possible.
