Update on the New/Old House

We went to tour the house yesterday. It's really awesome. My husband was disappointed in the work that had been done. It wasn't top quality workmanship which this house really deserves. However, it was awesome and met my expectations.
We have a couple of concerns. He wants to check out the roofing more and also the foundation. Also, there is no insulation which will make for a cold house in winter and hot in summer. There are two fireplaces that are in working order. The third one is in need of repair...it has a crack. The people that lived there before did not use the fireplaces at all.
The land is beautiful. There is one old oak tree that is over 100 years old in the front of the house. It also has about 4 old pecan trees (wild--small thin shelled).
So, you guys send good vibes. I need the hubster to be 100% convinced and we will start on a purchase agreement. I managed to get the price down $9,000 more. They had already reduced the price once and it is now below the last appraisal price:) Go me!I'm attaching a picture of the old oak tree in the front of the house. Nice view when you are sitting on the front porch..can watch the squirrels:)

I've got some advice for you and anybody else who wants to listen. Hubby and I have bought 3 houses in the past 10 or so years so we know a few things however not everything but we like passing along the mistakes we've made or have learned from. One thing for sure is to get a reputable home inspector to inspect your soon to be new house. The reason is they'll find things that you can't see and you'll know exactly what you're getting into. Also you can have the seller fix all or most of the repairs before you buy it OR get them to come down off the price for the repairs to be done. Now a good home inspector could be costly such as around $350. or more and it could be less but it's WELL worth having done so you'll know exactly what is wrong with the house and that it's within the codes and law. Please please consider doing this. We did and are so glad that we did or we'd have had to buy a new roof, a new well pump and a lot of other things. Also get the home warrenty insurance so that in case something were to break down, you'd only have to pay a co-pay and that's it but you'd have to call the insurance company first so it would be covered. You could pay for it OR the seller could pay for it OR ou both could go into it together. We had it all three times and have used it to where it more than paid for itself. Our septic system collapsed, our a/c went out and our water heater went out and all was replaced thanks to the home owners warrenty insurance. Please please consider doing both of these things in order to protect yourselves.

Thanks for the advice. We are planning on doing the inspection after my hubby does his this coming Saturday. You are right on the money, the price I was quoted was $350 and it will be well worth the money whether we buy or pass on the house.

Oh I'm SO glad to hear that!! So many people don't know of such a thing and I try my best to pass it on in hopes it's heeded. Please get the home warrenty insurance too, I promise you, you'll be so glad that you did!
BTW.... got to rambling that I forgot to tell you in the first response....

Most old houses dont need insulation depending on the siding and interior walls. Sure wouldnt hurt though. Im remodling our house and have done it for other people. Tell your husband that the best thing in the world for old houses is to stop complaining unless he has more money than brains and do it himself. Nothing more rewarding than looking at what you've accomplished. You'll also get what you want. I would stop the seller from doing the work. You can find referbished lumber and its better looking. Good Luck on getting this place. We are really wanting to buy something different than where we are living, and ended up missing out on a place we were really interested in, but not giving up hope. We also need to put our place up for Sale but have no where to put all of the stuff while we do so. But your place does sound nice. Realling wishing you the best, and keep us updated.

Old houses involve incredible amounts of work. They say you should only fall in like with a house, so you can be impartial when you learn of its condition. Hubby is smart to want to know about the roof. I have had mine repaired several times and the leak keeps on coming back in the same places. You are being an excellent bargain hunter, but no house is worth not being on the same page as your spouse, so I hope you both consider carefully. Store lots of things in boxes in your attic, it saves space, and I have jokingly told people that is how I insulate.LOL

You got them to come down another $9,000? That's amazing! When we finally sell our house and go to buy a new one will you please come with me??? Here's hoping that your hubs will come around. One of the good things about having a husband that really thinks things through is that you may be looking at things more emotionally and he's looking at the house from a different (perhaps more logical?) stance.
Hopefully it won't be long until we hear that you're packing boxes!

Hey there! Yep, we have a good price agreed upon with maybe a little leeway to bargain a bit more. They are totally ready to sell.
We have put this on hold for a bit. We both love the house and haven't found anything else to compare...but:
1) hub won't be able to drive his state vehicle over the state line.
2) longer drive for me to work
3) registering vehicles in another state= paying more taxes
Going to sit on it for now and look around some more.

It is exciting to look around a property that you might buy. It sounds like a lovely old house that could become a wonderful home with a little tender loving care. The garden sounds beautiful with all the different trees. Sitting on the front porch watching the squirrels would be a lovely thing to do especially if you feed them a few nuts. Getting insulation would make a difference to how comfortable to climate feels in the house. Fixing the roof is a must. Getting the fireplaces sorted before the cold weather starts would be a good idea. I send you good wishes for the house.

Thanks but I don't think this one is going to go for consideration much longer. Hubby not being able to bring his work car over the state line is a biggie for him. Now if I manage to win the lottery, I can go ahead and buy it for a summer home/second home! That would be exciting!

The oak tree is amazing, as is the house, from what I can see. It looks like a great place to get away from it all. I purchased a townhouse on my own, back in 1994, and it was a 'power of sale fixer upper.' A lot of work was put into it, before we moved in, and we had some more much needed renovations done in the summer of 2006. Being a home owner has its headaches, but I believe the advantages outweigh these immensely. I'm looking forward to more updates, and wish you all of the best with this.

I am really concerned that the house is not insulated. I would see if you could get that done along with the purchase of the house or the roof. I read that you are getting an inspector and that is a great idea. I hope that everything works out and you guys can purchase the house because it seems so beautiful! I just hope that you can get the things done you need done through the buyer.
