high cost of renting

I rent this really nice place for 1550 a month, and it is on nearly an acre and really beautiful. The problem is the landlords don't care about it just their rent. The place came with a washer and dryer, and the washer went a month after moving in, she said it was a luxery if i want one to buy one, so i did. but i'm not leaving it when my lease runs out..(don't plan on renewing it) then the basement has one small area that leaks for the gutters need repairing, screens needed in windows etc. she said if i want them to fix/buy myself. haven't used the oven in months for just the pilot works, door aren't lined up so all you have to do is push on them to open when they're locked, fire alarms go off all hours of the day & night due to heat sensored. and i can go on. these are minor things yet they will turn into bigger problems if they don't get fixed. We do the yard work, shovel snow off roof and do what we can. but some things i think she should fix like the oven. holidays are coming so now i am going to my daughters for i can't have the family here with no working stove.
i told her in feb and even showed her plus the refrigerator doesn't shut all the way you have to push it to be sure its closed. they said we'll be back to fix these, and now its nov and still no show.
i am thinking about just not paying the rent til these are fixed. Is that legal or will i get an eviction? i never got evicted before nor did i have problems like this with a landlord. my lease runs out in 2months, so i am thinking about just moving now if i could find something,,is that wrong too or do i still have to pay here as well? any advice would be nice..and well appreciated. thank you

I think that if there was something like the plumbing or heat, you would have a leg to stand on if you did not pay your rent. Be sure to document all of the problems, so that the landlord will not say that you broke these things and try not to give you your security back.
Since your lease is up in two months, you should give the landlord notice that you will not be renewing, that will give her ample time to rent the property, and you can point out to the perspective tenants all the things that needs to be fixed.

I'm noit sure if that is legal or not. My guess would be that it would be illegal. I think you would still have to pay those two months since there is a contract or lease.

Yes, my husband says the same thing,,but I have a sister who is a landlord and she says I can hold the rent until the problems are fixed..I don't want the hassle so I will pay the next 2months and leave and I will leave the problems for them to fix before renting out again..my neighbors all say that no one ever stays in this house more than 2 months even with a lease, that i stayed the longest...weird if you ask me..they all broke their leases with no problems from the owners..but i must do whats right...thank you
