after six months of calling the landlord, he finally fixed the electricity. They electricity kept going on and off, making our tv and computer equipment go on and off. Other times the electricity would flicker on and off. My son's hard drive also burnt up. The electrician finally came by, and changed the transformer. Now I hope I will be okay. It was really scary I can tell you that. have you ever had scary house experiences? Give an example for best response, is your landlord quick at repairing the things you need done?

I will try this a second time, I am glad you have gotten it fixed. We had a day that we had electric in half the house. I was the only one home, and the neighbor came over and checked the meter. It was burning hot. Had to call the electric company, they shut off the electric and told us that we had to fix the inside of the meter. Called an electrician while the electric company was here. They wanted $400 to fix it. The electric company guy told us it was crazy. The part is only like $30 at Lowes. It would take about 30 minutes to put it in, if that. I called my husband at work, he said he would do it after work. The electric company guy gave me his number and told my husband to call him and he would explain to him, what he needs and how to do it, he would also hang out by the phone to come inspect and hook the electric back up, even though my husband was working 12 hours and could not get home until 7. My husband called the guy and he walked him through it. He said he would have done it for us, but he would have gotten fired.

wow that is good for you, that that power man was so nice. The piece I need was around 100 dollars at the hardware store and it sounds like it could be the same one you are talking about, the electrician said it was his charge that was a lot more than 100 dollars that would cost the landlord.

it doesn't work like that, you don\t go and find a good landlord you have no idea what kind of landlord you are getting. He finally fixed in that is the main thing

Way in the past when I used to rent, before I got married, I can remember times having problems and issues with a place I was living in, and sometimes it was like pulling teeth to get anything done, and it often made you wonder how they could continue to operate and rent out the places as well. I have lived in a couple of different places over time that were considered unsafe and unhealthy, and one of them after I moved out after making some complaints, they wanted to clean it up and make me the manager there, and I ended up turning them down.

these guys where I am are just plain slow, it takes for ever for them to get around to doing things. They claim that they have too much work. The place I was living in before this one was like a third world country home, it was horrible, I am so glad that I am away from there.

Well, I am glad they were able to help you out and you are back to being able to be here, as I was wondering what had happened to you. Glad that they are working with you.

I'm my own landlord... I used to be quick about fixing things. Not so much anymore, though I did do some work yesterday that only took me a week to get to. It's still not finished, but it's getting there.

yeah sometimes it is really hard as a landlord I know, but electricity is not something to play with. This landlord is very wealthy besides that. He still has two doors to fix in the house, and this year he is fixing the outside balcony and stairs.

Bless your heart. I'm glad you got the electricity fixed. I'm with you on that one. It's dangerous. We're our own landlords here, and having 3 procrastinators in the house isn't always a good thing. The scariest thing we've had here was when Hurricane Ike didn't stay in the Gulf but came up through the midwest. We were without power for days and days and days. We didn't get much damage (our neighbor across the street had dozens of shingles come off his roof), but we did have a connector on the house come loose. It was where the power lines go from the street to the house. The line didn't break, just the piece that keeps it from dragging on the ground where it's supposed to be attached to the house. I called a guy from my church to see who he might recommend, since he's in construction. He gave us the name of an electrician who came and fixed the thing for $300 - while I had to hold the ladder for him. We found out that the charge should have been far less than that, so we canceled the check and told him to come and pick up one that was a more fair price. He told me to forget it, that the work and part were free if I would never call him again (and never blog about his high prices and gouging after a storm).

I remember you tell us about your electrical situation once before. I thought you got it fixed. I lived in an old house this last summer and had trouble with my cable. The cable guy came out and check it. He said that there were two lines coming in. One looks pretty decrepid and he would try the other one. Why they connected it originally to the old looking one I don't know. But changing the line helped. Thank goodness. I would be in a nut ward if it weren't for the WWW!!

the landlord here is pretty slow when you call him for repair, yet he doesn't other repair you didn't even ask for like painting the balcony. He still has to put two doors on the bedrooms, and finish the balconies and give us back our addresses. This outside work is supposed to be done in the spring.

Wish we as rentals had something we could do to speed it up. If we do then we get a bad rep.

I had a toilet literally barf up about 20 gallons of raw sewage into my apartment one night. EEEEEEEK, did that ever stink!!! I considered spending the week in a motel until the stench cleared. Carpet hasn't been the same since.

I have experienced something like that but with just one socket. I was a little bit worried that the appliance might explode or something.

Six Months!!! We have laws & tenant rights regarding that. If the landlord goes through a property management agency or a real estate agent, any problem whatsoever must be responded to within 24 hours. My guess is your landlord is operating alone & you might like to make some enquiries if what he is doing is within the appropriate laws. You can call up or check the websites of the Canadian equivalent of government departments like the office of consumer & business affairs or get out your rental agreement & contact the governing body that sets the standards for rental agreements. Does your insurance cover you? In the end, it doesn't cost your landlord anything to make the needed repairs which are always written off on tax, assuming he is running his operation legitimately through the tax system. Even down to changing an expired light bulb. When I was renting, many years ago, I had water leaking from the roof damaging the carpet. The inspector tried to make it look like it was my fault! I tried to cover it up with a mat after that, but later found out that they should have had the roof fixed, the ceiling fixed & painted & the carpet replaced, which they did only after I moved out, but before the next tenant moved in. It ended up costing me no more, but I wish I had known then what I know now.

my landlord is well aware of the law, and even the electricity issue was not dangerous just annoying. The other repairs are also things that do not fall as against the law.
