Why don't they tell you the price?

I was just trying to get an average price range on a mobile home. I don't need something fancy but I want something that lasts. I found this house, adn thought wow its done up, and nice. BUT there is no price listed, they do says $170.00 co op fee which I am not sure if this is the same as land lease (including taxes, septic, and water?). http://www.greaterbarriehomes.com/55-5th-Street-Angus-Homes-For-Sale-Real-Estate-Listings.html

I think mostly they know that people have a price in mind that they can afford and they feel like if they can get you to come in in person that they can talk you into buying something that costs more. It would also let their competitors know what they are charging if they made it just general knowledge.

I think you are right about that, I never thought of that. I looked it over and didn't want that one. It was way too close to the neighbours for my liking.

I think they don't tell you the price to see how much people would offer for it. A price Of an object depends on how much a person is willing to pay for it after all. If someone is willing to take it at a higher price then more money for them.

I take it that it's in a mobile home park. The co-op fees would cover water/sewers, landscape maintenance of common areas, use of a clubhouse if one exists, probably some sort of insurance coverage. You'd have to read the fine print.

After checking out the site, it may be a retirement community. And with it being co-op, you would need to be approved by the other members. There may also be certain rules about pets.

My friend said the samething as well, usually it says land lease. I emailed them for more picture, the neighbours literally back onto them. That is way too close for me, and my liking.

Yeah I agree the fine print is small for a reason! I actually invested in a home in Barrie with Alex Moshkovich. Its bringing in great response money wise and Alex is very professional when we work together. what do you think?

i think co-op fees are a part of the lease. do you intend to lease this home? it is very beautiful! i hope you get to live in it, if it is the home of your dreams.

I know some places tell you to call for a price, but not very many down here do that I don't believe. Now I think the Co-Op, since it's monthly recurring, maybe a lot rent, aka land rent.

I was thinking the same thing, being the land lease. I looked at them and the housing is too close together, I have been looking closer, where the land lease is cheapier, and more roomie lots.

Okay, I played around a little bit with the listing that you've shared here, and I have to tell you although I think that it is a beautiful home, this is definitely not the home for you. The reason that I say that is because as I was browsing around on the site, I found that the property had already been sold. I would have to imagine that it is the reason that they didn't show the price on the property any longer.

Odd, they must of just put it on, and sold it. I looked it over, and it was too close to the neighbours. I found a park, that is run much better, has better reviews, and the lots are further apart. I emailed them asking about animals (whether they have the rules), if I can bring my own mobile home in, and so on.

I know what you mean. Things like that annoy me. It's probably because they actually want to talk to people about the place. They probably feel doing that is a better way for them to get people to actually look at the place and perhaps purchase. My husband and I was just talking about that yesterday. We drove pass an awesome house and it actually had a sign in the yard that said how much it was going for (400,000). We usually never see signs that say how much they want for it. So we said that that was great for them to have the sign out with a price tag.
