Offended and Disappointed

I am on hunt now for good villages/community where we can buy our home once we get back in Philippines. I send messages, email, and I filled up a form on different real estate sites that suits my needs in our dream home. Then I am somewhat stumbled upon to South Forbes. I filled up their form a their website inquired about the specific house model they are offering. I am very excited to see their reply in an instant in my email provided to them. But I turned red when saw the last part of their agent's email. "The lowest price in South forbes house and lot is 13Million, 3BR,3TBR,2Car garage." You know what? It feels that I am pretty insulted because they are informing the lowest price of their house and lot even I am not asking for it.

The first thing a real estate agent normally would ask a prospect is the budget. Now if that agent solely sells property exclusively by that developer alone, it's their protocol to inform the prospect of the price so they would know exactly if the prospect would still be interested or not. IN that case, they don't waste their time and effort.

Maybe he is so tired for asking the budget that is why they just tole me even without asking it. Haha. It saves their time and effort.

@wiLLmaH it's the usual practice. They always say even without the prospect asking.

@MGjhaud I can't remember anymore. It was built in 1997. It took at least 3 months to build the entire building. When my parents moved in our new house, the wall was not painted, yet. I think it took a year to see the house completely good to look at, in and out. It took time as we just budget the monthly amount. My hubby and I are lucky. My parents are honest people. We just sent the money and they do the work for us.

That was a very common practice in the United States, I remember when we inquired to buy properties for our clients, they always announced their lowest price. I suppose it's just to let you know, so they do not waste time. I also think it's a bit insulting.

Because for all the real estate agent I inquired, he is the only who have done this. Maybe I am new in this kind of arena.

No, dont be insulted. When you see the houses, you can tell them that your money is better than those lowest price. That is not bragging, but making your own point of view.

Maybe they only wanted to inform you on what to expect with regards to the price. I think prospective buyers need that -- the price range of the properties.

I would not go to a real estate for buying a house in the Philippines. I would think first where I would like to live like in a peaceful village nearby the beach or so. Then go house hunting through friends who live in that area. The best thing is, you can try having a vacation in the area you want to live before buying anything. Well, it's just my idea. We have done that when moving to Ireland many years ago.

@toniganzon I would not buy a house from a real estate. I would buy it from a private owner. That was what I meant.

It is not insulting actually. Think from their point of view. Imagine they invested time and efforts for a client and in the end customer couldn't afford the price range. Wouldn't it be a waste? It also helps you keep informed on the prices you would be working/looking on.

It is because of the location, it is in the heart of Makati City; so called the millionaires row, and so on. You should specify the location, the size of the house and lot, etc. and your budget. Consider also the ambiance, security, etc.
