Back from the houses

Well there was 1 good one and 1 stinker. The one that I really like needs new windows and has electric utilities except for gas. The kitchen is GORGEOUS and that is very important to me because I spend so much time cooking and baking. My ex came with me and he liked the house I liked but he said that it was overpriced. I'm going to have my dad go and look at it this week. He was a real estate agent so he will know what to look for and what a reasonable price would be. My ex knows what to look for but he doesn't have any expertise with pricing, comps, etc. The second house had a gorgeous kitchen too but the rest of the place would need to be painted, landscaped, etc. My ex wrote that one off right away. I would consider it if it was much less expensive. Oh well.

Once your dad takes a look at the house, he can offer his expertise and perhaps you can agree on a reasonable price to submit as an offer. It doesn't hurt to go lower than the asking price, the owners can either accept it or counteroffer. But I would definitely make sure that any offer places is contingent upon the home inspection. A lot of times, the inspection can reveal hidden things that need to be addressed or fixed, and this can provide negotiating power on you to lower the price even more, or force the homeowner to make repairs before you would consider buying. I think your dad is the best bet in this situation. I am sure you will find one that suits you. You are gonna buy a house that is very exciting.

Maybe they would take a lesser offer. There are a lot more houses to look at.
