Spent my day gathering land parcel data on land for sale

Or at least, trying to get accurate sources of data on that. I'm going to reccommend Kristina Smallhorn for good land buying advice, and stay off of Zillow - go to Realtor.com and the MLS instead. I'm concerned that the Acres App for iOS is a scam too. It's a front for something called LandBrokersPlus that doesn't seem to have as good information as Realtors.com. In general, my conclusion is that research for land purchases still needs to be done via computer, as the mobile apps charge for what is free information on PC. SoilWeb may be the lone exception, but I find it to be a general rule. I pulled the GIS websites up for my city and county as well as the current listings for what is for sale. Any serious candidates will be taken down to the law library to get a full legal history done on them before purchase. My parents' title company made a mistake and they had to pull a full legal history on their house to resolve a lawsuit over a misplaced water line. I don't want to repeat their mistakes. And yes, at some point I will be getting professional help, namely real estate agents and lawyers. This is just preliminary research to feed to my professional help when the time comes, so I have a rough idea of land prices in my area and start to build a budget for this major purchase that I want as a part of my future. (And it will take a lot more research than one day's work, I expect this process to take months and maybe even years.) Have you ever bought land before? If so, how did it go?

Only the land that came with the houses we bought. Not a huge acreage or anything, but always bigger than a normal city lot. I admire your patience and thoroughness.
