aggravating tenant

He has decided now apparently after years of paying his rent on the 3rd he should pay it on the 4th, citing the fact that he moved in on the 4th..bear in mind this was like 5 years ago!!! I distinctly remember him telling me that he could pay me as soon as he got his check on the 3rd. He gets enough benefit out of living here...he is disabled so I even take out the trash..I mean really...what a clown! It isn't worth getting into WWIII about though. He wouldn't be that easy to replace.

That's why I would never rent out even though I have plenty of space. Don't feel like arguing with tenants.

And that's why you should always have a written agreement with a tenant that spells out when rent is due and when it's considered late.

I may have at the time..but whatever lease I had I probably will not be able to locate. I think we made a verbal agreement..and he has honored that until a couple of months ago he decided to pay me on the 4th...for no good reason. grrrrrrr, If I wouldnt have difficulty locating someone else I would give this guy the boot, but he could be worse.
