I`m not sure if I should

I have an empty rental and it got repaired and cleaned up in December, the first empty month, I know no one rents in December so I hung for rent signs Around the end of the month, still I know it would be Feb. The old witch next door keeps running people off, except one that called today but they have not started jibs here in Alabama yet, I told her call me when they have proof of work. I came home from grocery shopping and I had another message waiting on the office phone. It was from a former tenant asking me to call her. I did and she asked about the house, could she see it. I said yes and made the appointment. See there is a problem, She always paid rent on time but she is not very clean. I would ask her to clean up after an inspection and she would..... but. Her grandmother raised her and the grandmother is a hoarder, like on T.V. with a trail through the house, this lady is NOT that bad but I did ask her more than once the 2 or 3 years she lived in another house to get rid of stuff and to clean up the yard. I prayed for someone that pays good to come rent this house. She did pay, never was late and if she knew her check would be late she called in advance to alert me. I just don`t know. What would you do?

If she is willing to pay you good..sooner or later then I think there is no harm

It would be good if you didn't have to worry about payment I guess. Does it take much to tidy up if and when she leaves?

I think cleanliness is important. Can you afford to wait for a better quality tenant?

With a witch living next door and the fact that she always pays on time I would do it. Having to ask her to clean up is way better than having payment issues I think anyway.

Take her since she pays, then hose the place down when she leaves.

I think you shouldn't check the house when she lives in it, and you wouldn't feel unhappy then.

I would put it clear that you can accept her, but she must keep the house clean. Write in down and make her sign it.

A hoarder is not someone I would rent to - she could cost you more money in the long run.

That was the reason I finally sold my rental property. The girl with the cats......the smoker....not regular smokes either.....then there was the destructive couple.....the couple with the baby who split up and we had the distraction of police presence.....I don't miss the drama...or the work.

Probably not because she isn't keeping it clean as you have requested. It's great that she is on time with the rent but I would want someone responsible to pay the rent on time and keep it clean. It's got to be hard being a landlord. Hope you make the right decision for you.
