Monroe Wisconsin Property, 2 flat dwelling with (2

I get so tired sometimes of being a small time landlord. Worse is when I live far from my house and I am renting it to renters who have bad logic. So I felt if I wrote this little thing up someone could answer and maybe at least those who do would know what I meant and further make it beyond obvious how right or wrong I am. So I have this downstairs tenant who I said to... You can break the lease any time so long as you... Help me find a new tenant and it has to be only between april/may or sept. So this tenant says fine I will be moving in april or may (In January) I said ok just help me find a new tenant. Now she said over 2 months ago should be soon. I said ok just help me find a new tenant. Then just over a month ago she said I plan to be out may 1st I said ok just help me find a new tenant. Now she is out. However she hasn't paid rent and I haven't found a new renter yet. Do You think she is suppose to pay rent and if so why? Or how much? Say a months rent is 750. So tell me please what you really feel and why. Thanks!
